Mobile, manufactured and modular home insurance

Muslow Insurance works with insurance markets for mobile, HUD-code manufactured and modular homes in Shreveport–Bossier and Northwest Louisiana. We help compare available options based on the home’s construction, condition, installation and use.

Confirm the property type

Insurance markets for three types of factory-built homes

We have markets to explore for all three categories. The name used in everyday conversation may not match the construction type on an insurance application, so we confirm the classification before comparing carrier options.

Mobile homes

Older mobile homes

In technical usage, “mobile home” often refers to a factory-built dwelling made before the federal HUD Code took effect on June 15, 1976. Some customers also use the term for newer units. We can check markets that consider older homes, subject to age, condition, setup and carrier guidelines.

Manufactured homes

HUD-code single-wide and double-wide homes

HUD-code manufactured homes are built to federal manufactured-housing standards and generally have a HUD certification label for each transportable section. We can seek markets for qualifying single-wide, double-wide and multi-section homes.

Modular homes

Factory-built to applicable building codes

Modular homes are typically constructed in factory sections to applicable state or local building codes rather than the HUD Code. We have markets to explore for modular homes, which may qualify for homeowners-type or other appropriate property coverage depending on the insurer and risk.

Having multiple markets does not guarantee acceptance or a particular policy form. For conventional site-built residences, see our homeowners insurance guide.

More than a premium comparison

Six details that shape a factory-built home quote

Manufactured-home insurance can differ materially between insurers and policy forms. The most useful comparison begins with information specific to the unit and its site.

01

Construction year and identification

The year built, manufacturer, dimensions, serial or HUD label information may affect eligibility. For a modular home, carriers may instead request permits, construction classification, building-code or foundation details. Identify the home accurately rather than selecting a policy based on the word “mobile” alone.

02

Foundation, anchoring and setup

For manufactured or older mobile homes, foundation, tie-downs, skirting and setup documentation may affect an insurer’s decision. For modular homes, foundation and permanent-installation details may also matter, but HUD-specific anchoring rules should not be assumed to apply in the same way.

03

Value and loss settlement

Compare dwelling limits, actual cash value or replacement-cost settlement where offered, and any conditions or exclusions. A modular or manufactured home’s reconstruction cost, market value and amount payable for a covered loss are not necessarily the same.

04

Wind, hail and storm terms

Do not assume every policy offers identical wind protection. Review covered causes of loss, roof settlement, any wind/hail or named-storm deductible, and relevant exclusions before comparing prices.

05

Steps, decks, skirting and carports

Exterior improvements may be treated differently from the dwelling. Attached structures, detached sheds, skirting, awnings and porches can have separate limits, restrictions or exclusions.

06

Land ownership and occupancy

Tell us whether you own the home and lot, own the structure on leased land, live there full time, use it seasonally or rent it out. Classification, occupancy and ownership influence which insurance markets and policy forms may be appropriate.

A policy's declarations, forms, endorsements and exclusions—not a comparison chart—control coverage. For more about weather deductibles, see our Shreveport–Bossier wind and hail guide.

What the policy is intended to protect

Coverage for the structure, belongings and liability

Depending on the home type, carrier and policy form, available coverage may protect the insured dwelling or structure, personal belongings, personal liability and qualifying additional living expenses. Modular homes may be evaluated for homeowners-type coverage, while manufactured or older mobile homes may need different forms. Compare each offer on its actual terms.

Clarify how the quoted dwelling limit and settlement provision apply to the home, attached additions and other structures. For manufactured homes, exterior steps, skirting, attached decks and carports may not all be treated alike. For modular homes, confirm whether the policy addresses the permanent foundation and built-in improvements as expected.

Flood is a separate question. Standard manufactured-home policies generally do not cover flooding. Flood coverage may be available separately, but National Flood Insurance Program eligibility for a manufactured home has specific foundation and anchoring requirements. Do not treat ordinary rainwater damage or water-backup coverage as a substitute for flood insurance.

The unit and the site both matter

Installation and ownership questions to resolve

These circumstances are common sources of mismatched coverage when a manufactured home is insured as though it were an ordinary site-built house.

Setup and anchoring

Tell your agent if the unit is newly delivered, recently relocated or already installed. The insurer may need details about foundation supports, tie-downs or inspections. A quote does not certify that installation meets Louisiana requirements.

Owned home on rented land

You may own the structure without owning the underlying lot. The policy should reflect the home's ownership and occupancy, while separately addressing your belongings, liability and any improvements you own.

Upgrades and additions

Document enclosed rooms, decks, steps, sheds, carports or roof alterations. Their value and insurability depend on the policy and construction details; being physically attached does not establish automatic coverage.

Before moving a home: Contact your agent and the insurer in advance. Coverage while a unit is disconnected, transported, set up or temporarily unoccupied may be excluded or require separate insurance. Never assume an existing policy follows a home in transit.

Shreveport–Bossier and surrounding parishes

Northwest Louisiana considerations

Insurers evaluate the property's actual address and features, rather than treating every mobile home in the region alike. These are practical details worth discussing during a quote.

Shreveport / Caddo Parish

Storm exposure and property features

Wind, hail, roof condition and additions can influence coverage availability and terms. Whether the home is on a private lot or in a manufactured-home community may also matter.

Bossier City / Benton / Haughton

Home and land arrangements

Tell us whether you own the land, lease a lot, or are purchasing a recently placed unit. Ownership, occupancy and installation information help identify an appropriate policy form.

Stonewall / Minden / surrounding areas

Rural access and outbuildings

At a rural address, insurers may consider fire-protection access, utilities, site conditions and nearby structures. Discuss any detached shop, shed or equipment that needs separate attention.

Keep the insured facts current

Changes that call for a policy review

With manufactured homes, an ordinary change in living arrangements or installation can alter eligibility and coverage. Let your agent know before the change when possible.

Replacing or moving the home

Placing a new unit on the lot, relocating an existing one or changing the setup can affect what is being insured and when coverage begins. Confirm arrangements before work or movement starts.

Renting, vacancy or seasonal use

A policy written for an owner-occupied home may not be suitable for a tenant-occupied, vacant or seasonal unit. Disclose the planned use rather than relying on the former occupancy.

Damage, roof work or remodeling

Keep records of repairs and updates. Some changes may improve eligibility, while unfinished work or unrepaired damage can affect underwriting. No upgrade guarantees a rate reduction.

A useful comparison begins with accurate facts

How we compare factory-built home insurance

Our agency can help request available options and explain differences when participating insurers consider the home eligible.

1

Describe the unit

Tell us whether the structure is mobile, manufactured or modular, then share its location, construction year, foundation or anchoring, dimensions, ownership, occupancy and condition. Any existing declarations page or documents can help.

2

Compare offered terms

We review markets that consider the reported property type, then compare actual offered terms such as dwelling valuation, deductible structure, wind coverage and treatment of improvements. Available carriers and forms vary by risk.

3

Confirm coverage is effective

An estimate or application is not a binder. Coverage is subject to underwriting and must be confirmed by an authorized agent or insurer before you cancel a current policy.

Answers for Northwest Louisiana property owners

Mobile, manufactured and modular home insurance FAQs

These answers address the questions that make manufactured-home insurance different from a conventional homeowners policy.

Does Muslow Insurance have markets for mobile, manufactured and modular homes?

Yes. Muslow Insurance has markets to explore for eligible mobile homes, HUD-code manufactured homes and modular homes in Shreveport–Bossier and Northwest Louisiana. Available insurers, policy forms and terms depend on construction, age, installation, occupancy, condition, location and each carrier’s underwriting guidelines. A quote request does not guarantee acceptance or coverage.

Can a single-wide or double-wide mobile home be insured?

Potentially. Both single- and multi-section manufactured homes may qualify with participating insurers. Availability depends on the home's age, construction, condition, location, installation and occupancy, along with each insurer's requirements.

What if my mobile home was built before June 15, 1976?

Homes built before federal HUD manufactured-housing standards took effect can be harder to place. Some insurers restrict older units or offer different terms. Provide the best available documentation so an agent can check current eligibility.

Is a modular home insured the same way as a manufactured home?

Not necessarily. Modular homes are generally built to applicable state or local building codes, while HUD-code manufactured homes follow federal manufactured-housing standards. Classification, permanent installation and insurer rules determine the suitable policy.

Can I insure my manufactured home if I rent the lot?

Depending on the insurer, yes. You may be able to insure a home you own on leased land. Disclose the arrangement and identify which decks, sheds or other improvements belong to you versus the landowner or community.

Does a mobile home policy cover moving the home to another location?

Do not assume so. Transportation, disconnection, installation and temporary storage can involve separate risks or exclusions. Contact your agent and the insurer before moving a unit and arrange any required transit or installation coverage.

Are tie-downs required for manufactured-home insurance in Louisiana?

Louisiana has installation and anchoring standards, and individual insurers may also evaluate tie-downs or setup documentation. The requirements applicable to your home depend on its circumstances. An insurance application is not a compliance inspection.

Does manufactured-home insurance include flood damage?

Generally not under a standard manufactured-home property policy. Separate flood insurance may be available. FEMA's National Flood Insurance Program has specific foundation and anchoring rules for eligible manufactured homes; ask about the property's actual flood insurance options.

Are decks, carports, awnings and skirting covered?

It depends on how the policy defines covered property and how each improvement is constructed or attached. Some items may have separate limits or exclusions. List them when applying and review the written policy rather than assuming they are insured.

Can I use the same policy if I rent my mobile home to someone else?

Do not assume an owner-occupied policy covers a tenant-occupied unit. Landlord use can change eligibility, liability exposure and policy form. Tell your agent before a tenant moves in so appropriate options can be considered.

Will a damaged manufactured home be replaced with a new one?

Not automatically. Claim payment depends on covered causes of loss, the policy's valuation and settlement provisions, limits, deductibles and conditions. Some policies use actual cash value or other stated methods that account for age or depreciation.

What information is helpful when requesting modular home insurance?

Share the address, construction year, square footage, occupancy, roof details and whether the home is on a permanent foundation. If available, include construction permits, records identifying the modular building standard and any existing declarations page. Different insurers may request different documents.
